The short version

What we do on a claim

A policyholder is out of their home and the claim clock is running. You need somewhere suitable, for as long as the repair takes, in the right school catchment, with the dog, and invoiced against a claim reference your system will accept.

We place people in furnished homes and apartments across the UK and 27 European markets. We are an accommodation agency, not an insurer and not a loss adjuster: you keep the claim, we handle the housing.

What breaks a placement

Three constraints, not the nightly rate

Nightly rate is rarely what causes a policyholder complaint. These are.

Pets

A family with a dog cannot be placed in most corporate housing stock, and finding out at handover costs you a week. We ask about pets in the first exchange and filter on it, and confirm it in writing before you approve.

Accessibility

Step-free access, a ground-floor bedroom, a wet room, lift access with a working lift. These are building facts, so we check them against the building rather than the listing.

School catchment and commute

A displaced family will take a smaller home in the right catchment over a larger one that means two new schools mid-term. Tell us the school and the workplace and we search around them.

Length of the repair

Six weeks and six months are bought in different markets. We price the stay for the period you actually expect, and re-price it honestly if the repair slips.

Extensions

Repairs slip. We hold the same property where the owner agrees and tell you early when they do not, rather than moving a family twice.

Documentation

Address, dates, occupants, what was booked and what it cost, in a form that survives an audit of the claim file.

The UK alternative-accommodation market is well served. The gap opens the moment the loss is not in Britain.

Where the UK panel stops

A policyholder displaced in France, Spain or Germany, an expatriate policy, a UK insurer with European exposure, a relocation that crosses a border. The UK-only and London-only providers cannot place any of it, and each local market is a different language, a different rental structure and a different set of registration rules.

Location, number of occupants, the date they need to move, the expected repair period, pets, access needs, schools and who holds budget authority. An address and a postcode is enough to start.

You approve, we place

One point of contact for the placement, extensions, issues and the invoice. No placement-time promise from us: a claim in a tight rural market and a claim in a city are not the same job, and you have been told otherwise before.

One invoice per claim reference, split by cost centre where panel work is spread across offices or adjusting firms, on payment terms agreed with your accounts team before the first placement.

The VAT point that matters more to an insurer

Insurance is largely VAT-exempt, so if you cannot recover input VAT, VAT on a long placement is real money rather than cash flow.

From the 29th consecutive day of one individual's stay, HMRC's reduced value rule relieves most of the VAT on the accommodation element of the charge. It attaches to the individual occupant, not to the booking or the invoice, so a succession of short stays in one property never reaches it, and being invoiced to a company does not disqualify a placement where one person stays past 28 days. Do you place claims outside the UK?

Yes, and it is the main reason insurers come to us. We cover 27 markets across the UK and Europe, including France, Germany, Spain, Italy, the Nordics, Poland and the Netherlands, and the same team handles a European claim as a UK one.

Can you invoice against a claim reference?

Yes. One invoice per claim reference, with the claim number on every line, and split by cost centre where the work is spread across offices or adjusting firms.

Can you take pets, or a policyholder with mobility needs?

We filter on both at the start rather than treating them as exceptions. Pets depend on the individual owner, so we confirm it in writing before you approve a placement, and we check access features against the building rather than the listing.

Is VAT recoverable on a long claim placement?

From the 29th consecutive day of one individual's stay, HMRC's reduced value rule relieves most of the VAT on the accommodation element of the charge. It applies to the person, not the booking, so rotating occupants through one property does not qualify. Our note on the rule quotes VAT Notice 709/3 directly.

Are you an insurer or a loss adjuster?

Neither. We are an accommodation agency. We do not handle the claim, assess the loss or hold any insurance mandate.
