Berlin-Brandenburg has become Germany's second data-centre market behind Frankfurt, with several hyperscale campuses live, under construction or newly announced across a ring of small towns west and south of the capital. maincubes has a legally binding zoning plan and a 200MW grid connection for its "mainHub Berlin" campus in Nauen (Havelland), with the first building, BER02, due to start construction in Q1 2026 and reach service in Q1 2028. Nearby in Brieselang, NTT DATA is developing a third Berlin campus (up to 96MW); HOCHTIEF Infrastructure and Turner's Dornan subsidiary were awarded the roughly "several hundred million euro" build contract for a 36MW phase, construction starting summer 2026, first halls handed over 2028, full completion 2029. In Ludwigsfelde and Mittenwalde, Vantage Data Centers runs two campuses (BER1 and BER2, 56MW and 32MW), with PORR having delivered the BER12 building on a design-and-build contract. Colt DCS and VIRTUS have separate Berlin-area projects; Google, by contrast, walked away from a planned Mittenwalde site in 2025.
The projects sit around modest commuter towns, not a single labour hub, so crews get split across sites 25-40km apart. Nauen has about 20,400 residents and sits roughly 35km/40 minutes from central Berlin; Brieselang has around 13,460 people and is about 30km west of Berlin; Mittenwalde has roughly 10,000 residents some 30km south; Ludwigsfelde, the largest of the four at close to 29,500 residents, is about 25-26km south of Berlin and 17-18km from Potsdam. Hotel stock in these towns is thin and rural: Nauen's Hotel Lavendelhof lists doubles from EUR 130/night, while Ludwigsfelde's budget-chain Plaza Inn Ludwigsfelde Berlin Süd (160 beds) starts around EUR 59-98/night. Neither town has meaningful block-booking capacity for an 8-person crew on short notice. Corporate housing operators (Rentaborg, Stayurban, ASAP Living, Momento) are concentrated in Berlin city districts, not these outlying municipalities, so contractor teams are typically sourced from serviced apartments in Berlin's south/west boroughs or from rural Monteurzimmer (fitter-room) operators, and driven to site daily.

Demand for beds spikes when trades like HV electrical and commissioning mobilise, then drops sharply once a phase closes out, so bookings need to flex month to month rather than sit on a single long lease.
