Frankfurt and the surrounding Rhine-Main region is Europe's largest data-centre construction market, having crossed one gigawatt of operational capacity in 2025 according to Necto Selection, with cumulative construction investment estimated to have grown from around EUR 2.6 billion in 2018 to EUR 8.4 billion by 2025. Multiple hyperscale and colocation builds are live at once: CyrusOne is building FRA7 at Frankfurt Westside (81MW across two buildings, over EUR 1 billion invested, first 9MW phase targeted Q2 2026, per DCD), and previously delivered FRA5 in Hanau (54MW, two buildings). Goodman has signed for a 100MW "FRA02" scheme in Neu-Isenburg (Telecompaper), maincubes' FRA04 in Dietzenbach targets 40MW live in 2027, Data4 broke ground on a 180MW campus in Hanau in September 2025 (Capacity), and NTT has council approval for a 482MW campus in Nierstein (construction from 2027, live 2029, per DCD). EPC contractor Exyte reported close to EUR 750 million of new Greater Frankfurt data-centre awards for 2026 delivery (Exyte).
Because the projects are spread across a ring of satellite towns rather than one site, crews rotate between locations 15-40km apart: Hanau (about 98,000 residents, 25km east), Neu-Isenburg (about 38,000, adjoining the south city boundary), Offenbach (about 133,000-146,000, immediately east of Frankfurt, with 34 hotels and 4,633 beds per the City of Offenbach statistics), Raunheim (about 15,300, near the airport), Rüsselsheim, and Nierstein (a small Rhine wine town of around 8,100-8,600 residents, 40km south, per Wikipedia/municipal data, with only around seven hotels and two dozen guesthouses locally). Drive times from most of these towns to Frankfurt Airport or the city centre are 15-30 minutes by car (Hanau: 30km/20min to the airport per Hanau economic data; Vantage's Offenbach campus is a 15-minute drive from the airport per Vantage Data Centers). Airport-belt budget/midscale hotels (Ibis, Holiday Inn Express, Mercure, NH, Parkhotel) cluster in Hattersheim, Kelsterbach and Raunheim, with independent business hotels in Offenbach and Rüsselsheim; supply thins sharply once you move to smaller satellite towns like Nierstein. Frankfurt has more than half a dozen live builds (CyrusOne FRA7 and FRA5, Digital Realty FRA20, Goodman FRA02, maincubes FRA04, Data4 Hanau, NTT Nierstein) each moving through groundworks, shell-and-core, MEP fit-out and commissioning at different times. Demand for beds is lumpy because a shell/civils crew leaving one site often overlaps with an MEP or commissioning crew arriving at another, so bookings need to flex week to week rather than assume a flat headcount.
Book around Hanau, Neu-Isenburg, Offenbach, Raunheim/Rüsselsheim and Hattersheim depending on which site the crew serves, since each is 15-30 minutes' drive from its nearest build and cheaper than downtown Frankfurt. For the Nierstein/NTT campus (40km south, small town of under 9,000 people with only around seven hotels), plan on housing further out in Mainz or Rüsselsheim and accepting a longer commute until local supply catches up.
Crews on multi-week rotations need a working kitchen and washing machine rather than a hotel breakfast buffet, secure on-site or nearby parking for vans and tools, and reliable WiFi for timesheets and drawings.
