Where can contractors stay in Edinburgh for 3 months?
Mostly outside the places bookers search first. Edinburgh had 3,209 licensed short-term lets at the end of 2025, every whole flat let to a contractor also needs planning permission, and the summer festival absorbs much of that pool, so a three-month crew stay is usually housed in licensed lets in the Lothians or Fife, or in aparthotels. Bookers should start from the site and drive time, not the city centre, and buy the quarter as one stay.
Why is three months the hardest length to house in Edinburgh?
Because it falls between both markets. A hotel works for a week, a tenancy works for a year. Three months is neither. In Scotland a private residential tenancy only exists where the flat is the tenant's only or principal home, and an electrician from Leeds or Gdańsk on a 13-week fit-out keeps his home elsewhere. So in law, whatever the length, his flat is a short-term let.
That would not matter much in most UK cities. In Edinburgh it decides how many beds you can legally book.
How many beds are actually available?
Fewer than the listings suggest. Every short-term let in Scotland has needed a licence since 1 October 2023. On top of that, the whole City of Edinburgh Council area has been a short-term let control area since 5 September 2022: letting an entire flat that is not someone's home needs planning permission as well.
The result shows in the official count. At 31 December 2025 Edinburgh had 3,209 short-term let licences in operation, including rooms in people's own homes. Fife had 2,301 and East Lothian 508. Highland, with a fraction of Edinburgh's population, had 8,284. Almost all of Scotland's temporary licences and exemptions were issued in Edinburgh, for the August festival.
So the legal pool for a crew is small, and for two months a year a large share of it is let to festival visitors at festival prices. The 2026 Fringe alone issued over 2.8 million tickets.
Is demand from construction going up?
Yes. Phase one of Granton Waterfront started on 7 October 2026: 847 homes, part of a wider GBP 1.3 billion regeneration on the north of the city. East of Edinburgh, the grid works around Torness and Dunbar bring their own crews into East Lothian. Each of those projects draws on the same small pool of licensed lets that serves visitors and every other contractor in the region.
What does a typical crew stay look like?
Shorter than three months, which is why three-month stays get underpriced and under-planned. Across 24 UK bookings in our system (cancellations excluded), the median stay was 21 nights and 54% were under 30 nights [Bonjour Residences OS, 10 October 2026, n=24]. A quarter is long by crew standards. That is exactly where the mid-term market pays off: our clients have saved 20-30% by using the correct market for the length of stay.
The new Edinburgh Visitor Levy matters less than many bookers fear. Since 24 July 2026 a 5% levy applies to paid overnight stays in the city, but only for the first five consecutive nights. On a continuous 90-night stay, five nights carry it. Split the same stay into three monthly bookings and you may pay it three times.
What should bookers do differently?
- Start from the site, not the city. For a site in the west, look at South Queensferry, Livingston and Fife. For the south, Dalkeith and Midlothian. For the east, Musselburgh and East Lothian. Measure the drive at 7am.
- Buy the quarter as one stay. One booking for the full term, with an extension option, not three monthly ones or 90 nights.
- Ask for the licence number of every flat, and for a whole flat inside the city, the planning permission or certificate of lawfulness.
- Treat July and August as a different market. If the contract touches the summer, secure the full window before the spring, or house the crew outside the boundary.
- Use aparthotels for the small part of the crew. They are excluded from licensing and handle short visits from supervisors well. They rarely suit a crew of six for three months.
The point is not that Edinburgh is impossible. It is that the city has decided how many short-term beds it wants, and that number is small. A booker who plans a three-month crew stay as if the whole city were available ends up paying August prices for whatever is left.
